A Rebel With A Cause

A Personal Note from Cindy…….
As I said in last month’s letter, the Real Estate market is going very well.  Unfortunately I just listened to a National news station and according to them it’s all gloom and doom.  I am well aware that the unemployment rate is higher than it has been in years and in turn causes people to spend less and hold on to their money, but this creates a vicious cycle.  People spend less; therefore companies scale back on production, which creates layoffs, which creates “no spending”…..
Maybe we Americans need to be a little more rebellious; sort of like a “Rebel with a Cause”.  We should all step up and promote the positives of our country and quit letting the media dominate our mentality and mood…..Just a little venting from Cindy

On the Real Estate side; there is a FHA program called the 203k FHA Financing.  While this has been around for some time, not many agents suggest it or even know about it.  This program works great for the seller whose house needs a face lift, but they don’t have the cash flow to do the renovations; and is wonderful for the buyer to make their own choices in what type of facelift they want for the house.

The way it works:

Let’s say there is a house that has strong bones, but is lacking in physical appearance.  We bring in a contractor and have them make a list of procedures that need to be done along with the cost estimate, and then we bring in an appraiser; they appraise the property as if the “face lift” has been completed.  Then the buyer can purchase the house at the “before face-lift” price, but obtain financing for the “after face-lift” appraisal.  The difference between the "before face-lift" appraisal and the "after face-lift" appraisal is the budget that the buyer has to work with to have the “face-lift” done and choose what wrinkles and sags they want to change.
